A quick note: these are the top RICHEST Tampa neighborhoods, not necessarily the wealthiest neighborhoods in Tampa. By rich, we mean someone with a lot of money or current income (high yearly income). Wealthy, on the other hand, we consider what you own or inherit.

One more thing: We are only including actual neighborhoods in Tampa. The population and household incomes data come from the US census, and the housing data comes from Redfin.

Parkland Estates neighborhood was developed by Allen J. Simms and has quickly ranked one of the richest neighborhoods in Tampa, Florida, based on median household income. Kids in Parkland Estates attend the Hillsborough County school district and the community is close enough to the action without actually being in the heart of the city. Living here means less than a 10-minute drive to downtown, great shopping, walking trails along the water, parks, golf, fine dining, and so much more. Not only is there so much to do in the neighborhood, if you don’t mind a short drive, but you can also find museums, islands, and the very upscale Hyde Park area. Whether you’re looking for outdoor yoga, a farmers market, chic shopping, or gourmet dining, Hyde Park will have it.

Parkland Estates is perfect for a luxurious, affluent lifestyle that wants to enjoy everything Tampa offers.

Sunset Park

 

If you’re moving to Florida for the water and palm trees, Sunset Park is the neighborhood for you. On top of walking to the water (or on the water), Sunset Park is great for families. Not only are the schools in the area very highly rated, but there are also homes with yards, other children, and dog-friendly areas all around. The neighborhood also has a lot of holiday spirit, something the kids will love! Being a little further from downtown, the community is quieter and doesn’t have much nightlife. However, with its convenient location, it’s near the most desirable parts of Tampa.

Sunset Park ties with Davis Island as the richest Tampa neighborhoods based on average home sale prices and is perfect for quiet yet upscale living for those who can’t get enough of the water.

Palma Ceia

Are you a foodie? If yes, then this is the neighborhood for you! Palma Ceia neighborhood is walkable to a variety of restaurants. While also being close to bigger chain grocery stores, this neighborhood is also close to many local gourmet grocery stores (check out Joe and Son’s Olive Oils and The Healthy Dose Organics). Palma Ceia doesn’t fall short in nightlife either. There are plenty of options for wine bars, sports bars, and upscale shopping in the area.

Cory Lake Isles

Where are the outdoorsy people? Well, they’re probably living here. Located right next to the Hillsborough Wilderness Preserve, Hillsborough River State Park, and Flatwoods Park, Cory Lake Isles is the perfect neighborhood for anyone looking to be within walking distance to nature. The best part? You don’t have to leave a man’s best friend behind. Cory Lake Isles is very dog friendly, and there are plenty of places to walk your dog. The neighborhood is a little bit further from downtown, making it a quiet and safe area to live in while still enjoying an upscale Tampa life.

Cory Lake Isles is perfect for families that live an affluent life but love being outdoors together.

Arbor Greene

Like the Cory Lake Isles neighborhood, Arbor Greene is located next to Hillsborough Wilderness Preserve, Hillsborough River State Park, and Flatwoods Park, making it great for outdoorsy people. What stands out about Cory Lakes Isles is the warm and friendly community, which is perfect for family life. There are plenty of opportunities to stay active with your neighbors, including hiking, tennis, and, of course, the Arbor Greene ClubHouse, which always has events going on. Don’t get too excited about the dining options nearby, though. Fortunately, just a short drive away, there are plenty of restaurants to choose from.

This neighborhood is perfect for families who prefer the gated community feel while diving right into nature.

Virginia Park

Located in south Tampa, Virginia Park is a close car ride to just about any store you’d ever need. Think everything from bicycle stores to pet stores to furniture stores. The best part about Virginia Park is that it gives you a small-town feel while surrounded by things to do. It’s easy to get anywhere you need to go from here, but you can always count on coming home to a friendly neighborhood feeling. All around, although there’s nothing that stands out too much about the neighborhood, it’s clean, safe, and has highly rated schools everywhere.

Virginia Park is perfect for families looking to live lavishly quietly in a small-town environment.

Beach Park

 

Are you looking for shopping? Live here! Located right next to Westshore Plaza, the Beach Park neighborhood has a variety of shopping stores, so everything you need is close by. Think everything from Macy’s and HomeGoods to smaller mom-and-pop shops. Dining-wise, you’ll find just about any chain you want. Plus, Beach Park is right next to the water, as its name suggests. You’re minutes away from Cypress Point Park, which means beach, picnics, and trails. This neighborhood is more for adults and families, given that the nightlife isn’t abundant.

Beach Park is perfect for the busy bees that can’t decide if they want water, nature, shopping, or dining, move here and you can have it all!

Bayshore Beautiful

The name says it all. Located right on the Bayshore, this neighborhood has views on views on views. On top of having great views of the water, there’s also always something going on. There are many locally-owned shops and restaurants to check out, and there are always events happening on the Bayshore, or at least nearby. It’s an excellent area for families given its abundance of schools and parks. Having the YMCA right there is also great for the kids. Restaurant-wise, you’ve got options. Nightlife-wise, you don’t. Being a little bit further from the hustle and bustle of downtown, you won’t find much walkable nightlife, but if you’re in the mood for it, it’s a close drive away.

Bayshore Beautiful is perfect for the kids but has perks for the parents.

Harbour Island

When you think of ‘life on the water,’ Harbour Island is what you should think of because, well, it’s an island. If you don’t want island life, though, don’t worry, it’s hardly an island. All you have to do is cross a short bridge, and you’re back to normalcy. Staying on the island has its perks, though. Fine dining right on the water, cafes close by, and workouts with water views. Given that it is a close drive to the downtown action, the median age is younger than some other neighborhoods. So if you’re looking for an island paradise close to it all, there’s no reason for you not to live here.

Harbour Island is perfect for younger families that are here for the Florida paradise but also enjoy the city perks.

Davis Island

Very similar to the Harbour Island neighborhood but with more of a family-friendly community feel. Everyone on the island knows each other, so group gatherings are often. While your kids play with each other, you can quickly get to know your neighbors. It’s also a safe and quiet area with excellent local schools. Also, if you have a dog, there is absolutely no reason for you not to go to Davis Island Dog Beach regularly.

This neighborhood is great for families that enjoy a more gated community feel but want to live in the Florida luxury.
